Information for Property Owners
At Coldwell Banker STG Property Management, we understand that the relationship between a property owner and a property manager is based on trust and open communication. We want to assure you that as a small but growing company we are able to offer the special attention each home, condominium and owner deserves. We will work with you to ensure that you, the owner, is pleased with all aspects of our service.
We encourage open, clear communication - we are available by phone, email, fax and local personal visits. In fact we encourage owners to meet with us while in town - we'll take you to breakfast at the cafe and discuss any comments or concerns over coffee and eggs.
Our services include but are not limited to the following:
- Clear, concise, up-to-the-minute owner reports available at any time via secure owner login from our new website. This is made possible by a newly developed, customized application for data management. For you, the Owner, it allows for checks on account activity, recent and future bookings, and current balance. For us, it allows for streamlined, error-free processing; optimizing our performance.
- Aggressive pursuit of occupancy for our rental properties. This includes our new website, and a new advertising and marketing campaign to begin Spring/Summer of 2008.
- Creation of individual websites or posting of properties on www.vrbo.com or other property rental sites for additional fees.
- Selection of reliable renters. We require renters to provide credit card authorization to cover risk of damages/theft/need for excessive cleaning. After each guest's visit we will inspect your property to determine it here has been any damage due to negligence or willful abuse. We will protect your property/investment.
- Initial and periodic reviews of the property, and recommendations ranging from remodeling and decorating, to linen and utensil selections; in order to increase a property's rental appeal and rate. This will both attract high-quality guests and increase your Return On Investment. At the Owner's request, we can employ a professional shopper and/or interior decorator for additional fees.
- Arrangement for and overseeing of any necessary housekeeping, large scale cleaning, maintenance, repairs, snow removal, yard work, etc. (all property management activities) with reliable local service providers. We handle all invoices and make payments for you from your Owner's Account and maintain a high level of communication on a regular basis.
- Weekly checks on properties are available for a small fee if there is no rental activity.
